Terms and Conditions
Welcome to Well Built Inspections. By booking or utilizing our home inspection services, you agree to comply with and be bound by our inspection agreement terms, state licensing guidelines under the State of Ohio Home Inspector Standards of Practice, and standard limitation of liability clauses provided prior to service execution.
1. Scope of Inspection Services
Our home inspections are visual, non-invasive evaluations of the readily accessible installed systems and components of the property as of the date and time of the inspection. The inspection is conducted in accordance with the State of Ohio Home Inspector Standards of Practice (OHI.2021003689). The inspection is not intended to be technically exhaustive or to uncover hidden or concealed defects.
2. Pre-Inspection Agreement & Liability
Prior to commencement of any inspection work, client agrees to sign our formal Pre-Inspection Agreement detailing specific scope, limitations, fee structures, and liability parameters. The inspection report and findings are provided solely for the confidential use of the client named in the agreement.
3. Third-Party Warranties & Guarantees
Complimentary or optional limited warranty coverage (such as 6-month limited warranty or 1-year roof leak coverage) is subject to the exact terms, conditions, deductibles, and claim processes of the underlying third-party warranty providers. Inspection fees cover the evaluation of property condition on inspection day and do not constitute an insurance policy or repair guarantee.
4. Cancellations & Rescheduling
Cancellations or requests to reschedule must be received at least 24 hours prior to the scheduled inspection time. We reserve the right to apply a service or trip fee for cancellations made without advance notice once our inspector is en route or on site.
5. Governing Law & Jurisdiction
These terms and conditions are governed by and construed in accordance with the laws of the State of Ohio. Any legal action or dispute arising out of or related to our inspection services shall be filed within Delaware County or Franklin County, Ohio.
