High-Resolution Photos (and video when helpful): We document what we see, why it matters, and how to address it.

Fast Turnaround: Morning inspections are typically delivered the same evening; in some cases, the next morning; your inspector will let you know.

Step 1: Schedule Your Inspection

Confirm Your Appointment:

After scheduling, you'll need to sign the agreement to hold your inspection. The inspection will not be confirmed without a signed agreement. Our insurance requires this.

Payment Options:

Payments can be made online via credit card or by check or cash.

Step 2: Thorough On-Site Inspection

Plan for 2.5–5 hours on-site—paced to the home’s size, age, condition, and your curiosity. We’re not clock-watchers. If there’s more to see or more to explain, we stay.

One client. One home. One inspector per day. You get our full attention from first look to final walkthrough.

We document everything that matters. If there are a lot of issues, we keep going until they’re photographed, described, and prioritized.
If you want to discuss findings, we’ll pause, explain, and answer questions in plain English.

Shingles, flashing, gutters, downspouts, siding, trim, penetrations, drainage, soffit/roof ventilation, and attic insulation.

Foundation & Structure
Visible cracks, settlement patterns, framing, floor systems, crawl/basement conditions, moisture indicators, and grading around the home.

Electrical Systems
Service entrance, panels and breakers, wiring methods, GFCI/AFCI protection, bonding/grounding, outlets/switches, and visible safety hazards.

Plumbing Systems
Supply and drain piping, fixtures, functional flow and drainage, water heater setup/safety, and active leaks or past moisture staining.

HVAC Systems
Heating and cooling operation, distribution, filtration, thermostat controls, and basic ventilation checks.

Interior
Floors, walls, ceilings, windows, doors, stairs/handrails, fire separations, and typical safety/maintenance items.

Step 3: Detailed Report, Consultation & Guidance

Same-Day Delivery Goal
Morning inspections, afternoon report writing, evening delivery. If additional analysis is needed, we’ll let you know and deliver the next morning.

Final Invoice & Add-Ons
If—
with your approval—we add or remove services during the inspection (e.g., mold sampling, sewer scope coordination, extra structures), we’ll update the invoice. Payment is required before the report is released.

Mold Air Quality Test: Air Sampling- Starts at $375 for 3 air samples - additional samples $75 each (air or surface).

Stand-alone Mold Surface Sample (Tape or Swab) Starts at $150 - additional samples $75 each.

What Is Mold?

Mold is a living fungus that thrives where moisture, organic material, and still air meet—think basements, crawlspaces, bathrooms, and around past leaks. Beyond stains and musty odors, mold signals a moisture problem that can affect both health and the building’s long-term performance.

Risks:

Allergy and respiratory irritation (sneezing, coughing, watery eyes, asthma flare-ups)

Musty odors and reduced indoor air quality

Damage to drywall, wood, and finishes over time

Hidden moisture that leads to recurring problems if not corrected

Solutions: If any of the future occupants are mold sensitive or have allergies or autoimmune issues, a mold test is highly recommended to determine potential exposure.
